Owner Occ SBA High LTV Loan Program

M 5 Commercial Funding specializes in commercial mortgage loans for owner occupied properties that fit SBA rules. We provide long term, fixed rate and adjustable rate financing to small businesses for purchase and rate/term refinance transactions. In select areas we will also fund construction and renovation projects that qualify for our term financing.

Program Guidelines

  • LTV’s up to 90%
  • Loan amounts between $200K and $10M
  • Fixed or Adjustable rates up to 25 year amortization
  • FICO above 650
  • Debt service ratio above 1.20 times

Investment Conventional Loan Program

M5 provides investor loans on a case by case basis. Loan closings will be contingent upon property type, credit strength, location, and LTV.

Program Guidelines

  • LTV’s up to 65%
  • Loan amounts between $500K and $4M
  • Fixed rates up to 10 years
  • Up to 25 year amortization
  • FICO above 675
  • Debt service ratio above 1.40 times
  • General Purpose properties only

Multi-Family Loan Program

M5’s Multifamily Loan Programs provide apartment and mobile home park loans for purchase or refinance. Loan balances approved between $500,000 and $20,000,000 for performing projects in stabilized communities.

Recourse Program – $500,000 to $10 Million

Non-Recourse Program – $1 million to $20 Million

Stated Income Commercial Program

M5 provides commercial real estate loans on a stated income basis and with minimum documentation. Properties can be owner or non-owner occupied. Purchase, refinance, and cash out are permitted.
